Home Inspections
Buying a home is probably the most expensive purchase you will ever make. The cost of a home inspection is very small, relative to the home being inspected. Inspection Services are like most other Professional Services, rather you get what you pay for. Education, Equipment, continued Training through a Professional Membership, and Insurance will have a higher cost in a quality inspection. We are determined to perform inspections of the upmost quality and integrity. For a buyer, we want you to know and have a better understanding about the systems of the home and how they operate prior to the purchase. A customized report with digital photos document the inspection. For sellers, we will provide a customized report with digital photos that gives afull accounting of visible defects and inspections of critical systems to give you a reference of needed repairs.
When buying a home the process can be overwhelming. You will be asked to absorb a lot of information in a short time. Everyone involved needs to know every aspect of the property. We take pride in providing this service. The majority of our business is from client referrals. We work directly for the client. Our job is to insure that the client understands every item that may be reported. Our job does not end after the report is completed. Should you have any questions, you are encouraged to give us a call and we will do whatever it takes to insure that you are completely comfortable with the properties inspection.
We are here to assist you in making a confident decision about your property. Relax. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:
Major defects, (An example of this would be a structural failure.)
Items that could result in major defects, (A small roof or foundation leak.)
Things that may hinder your ability to finance, legally occupy or acquire insurance for the home.
Safety hazards, (Such as exposed wiring or a major plumbing leak).
You are advised to seek (2) professional opinions and acquire estimates of repair as to any defects, improvements, comments or recommendations mentioned in the inspection report. We recommend that the professional making any repairs inspect the property further in order to discover and repair any related problems that may have not been able to be identified during the inspection.
